BridgeYields: A Secure Bridge Into Dubai Real Estate
Independent advisory meets Dubai property, giving international investors secured access without the usual conflicts of interest.

Gianluca Sidoti did not build BridgeYields around a market gap he read about in a report. He built it around two problems he lived directly, on opposite sides of the same market. As an independent financial advisor with CFP, CFA, and EFP credentials, he had spent years steering clients away from conflicts of interest in every asset class. Then he watched Dubai real estate operate on exactly the incentives he had trained himself to avoid.
The Two Problems That Became a Platform
The first problem was structural. Most people buying property in Dubai work through an agent or a developer's sales team. Both are paid on commission, usually tied to a specific portfolio. The incentive is not to find the investor the right asset; it is to close the sale that pays best.
"Most people buying property in Dubai are getting advice from someone who's paid more to sell them a specific listing than to tell them the truth about it," Gianluca says. "I spent my career as an independent financial advisor specifically because I didn't want to operate that way."
That conviction became BridgeYields' Direct Ownership model. Clients gain access to the whole market, more than 3,000 UAE projects, rather than a curated developer portfolio. Advice is built around the investor's goals, time horizon, risk tolerance, and available capital. The firm is paid by the client through a flat fee, not by developer commission. That single fact is what makes the independence real rather than a marketing line.
The second problem came from capital, not conflict. Over the years, Gianluca personally completed dozens of real estate transactions in the Emirates. He also had to walk away from just as many, not because they were poor opportunities, but because he did not have enough capital alone to take them.
"I didn't design Club Deal Fixed from a spreadsheet," he explains. "I'd personally done dozens of real estate deals in the Emirates and had to walk away from just as many because I didn't have enough capital on my own. The idea was simple: if I couldn't do it alone, pool it with other investors who have the same problem."
Structurally Different, Not Just Positioned Differently
Here is where BridgeYields separates itself from the field. Platforms such as SmartCrowd and Stake are equity crowdfunding models: investors buy fractional shares in a property and share in its performance. BridgeYields' Club Deal Fixed is not that.
Club Deal Fixed is a secured bridge loan. Investors lend capital against a first-lien mortgage registered with the Dubai Land Department, held by an independent security trustee, in exchange for a fixed quarterly yield. It is a different asset class, closer to fixed-income lending than to fractional equity ownership. Entry starts at 1,000 euros, with target returns in the 8 to 10 percent range.
Direct Ownership sits at the other end of the spectrum. It delivers full title-deed acquisition for investors who want complete control of the underlying asset, with target returns of 10 to 20 percent and entry from 100,000 euros, delivered through the firm's Dubai partnership network.
"We're not trying to be another crowdfunding platform," Gianluca says. "A bridge loan secured by a first-lien mortgage and full title-deed ownership are two completely different ways to be exposed to this market. We built BridgeYields so an investor's entry point is driven by their own capital and risk tolerance, not by which single model a platform happens to offer."
Where competitors typically specialize in one route, BridgeYields covers the full spectrum under one platform. An investor is not forced to fit their goals to a single available model. Instead, the model fits the investor.
The Founder Behind the Structure

Gianluca's credibility is not borrowed. He is a contributor to Forbes and the founder of TraDetector, a financial education community that has grown to more than 3,000 members. That detail matters: BridgeYields is not launching to a cold audience. It is launching to people who already trust his judgment on financial matters.
He also operates on both sides of the transaction he is solving. As Managing Partner at Hedgebra, a fixed-income advisory practice, he works with institutional and high-net-worth clients on fixed-income strategy. That same discipline shaped the Club Deal structure from the start. It was not a retrofit.
Perhaps most telling is his geography. Gianluca splits his time between Milan and Dubai and holds a UAE Golden Visa. He is not advising clients into a market he studies from a distance. He lives in it, invests in it, and knows its rules on the ground. The protective structures he insists on, first-lien mortgages, RERA-certified valuations, independent trustees, are the ones he would want for his own capital.
End-to-End Support, One Point of Contact
The BridgeYields experience is designed to remove friction as well as conflict. A single point of contact, fluent in both European and UAE markets, guides the investor from the first assessment in Europe through to post-acquisition matters in the Emirates.
That support spans analysis, market access, data-driven selection, negotiation, closing, and ongoing management. The firm also handles taxation questions, residency, capital repatriation, and property management. With offices in London, Tallinn, Dubai, and New York, the platform is positioned to serve international investors across time zones rather than leaving them to navigate a foreign market alone.
A note on prudence: real estate investments carry the risk of loss. BridgeYields structures its products to protect capital, but no return is guaranteed, and the firm does not present a public securities offer.
Growing Wealth Across Borders
The tagline, "Growing Wealth Across Borders," captures the core proposition. BridgeYields gives international investors a secure, professionally managed bridge into one of the world's fastest-growing real estate markets, built on transparent economics and data-driven due diligence rather than developer narrative.
BridgeYields is targeting a public launch at the end of August 2026, anchored by a live webinar on August 27. International investors who want access to Dubai real estate without the commission-driven advice, the conflicts, or the capital constraints that shut most individuals out are invited to engage. Those interested can reserve a place at the launch webinar, explore both the Club Deal and Direct Ownership routes, and see how a genuinely independent advisory approaches one of the most dynamic property markets on earth.
